HISTORICAL CBD AS ISTANBUL CENTRAL BUSINESS AREA: AN INVESTIGATION ON CUSTOMER MOTIVATIONS

One of the most important features of cities is the functions provided by Commerce. Istanbul has been an important trade
point due to its location as being a border between lands and seas throughout the history. As a natural harbor, the Golden Horn and its
surroundings are a natural port that has attracted commercial activities for thousands of years due to the advantages provided by the
waterway. The historical central business district (CBD) of Istanbul, which is the subject of this research, is at this point. The Estuary
which is a part of the Marmara Sea, inserted towards the East ,and also called ‘Golden Horn ‘ because of its shape ,has the Sirkeci port
in the south of the gulf and Karaköy port in the north , that is in the near bye part of the Marmara Sea. This area is generally called as
Istanbul Port. The developing area around Karaköy port is Beyo?lu (Pera), and the area around Sirkeci port is Eminönü. Per?embe
Bazaar where we conduct the surveys and Karaköy are in the north, the Egyptian Bazaar, Tahtakale, Mahmutpa?a, Grand Bazaar and
Beyazit Sahaflar Bazaar are in the south of the Golden Horn. This area is connected to each other by the Galata Bridge built in 1845 as a
highway. As the findings of the research; It was determined that there are differences between the sold products, customer profile and
shopping motivation throuhout the examined districts. The historical CBD area serves the whole of Istanbul and out of Istanbul and it
has been determined that the age of first arrivals in this area for shopping is at the childhood ages and they come most often once a
month. In the analysis of the datas, the SPSS program was used and cross tables were made, and the relationship between the variables
was checked with the K² test.
